House Rules  
The house rules are simple

Be courteous
Keep the noise down at night and early in the morning
No smoking in the house
Keep house clean, put dishes in the dish washer, etc
Don’t break anything - if you do you are responsible
Don't eat other peoples food
No peeing in the pool
Bring your own towels and linen (you may keep and wash them at house)
Don't bring your laundry to wash
Everyone chips in for a party when we throw one
I'll do food shopping every weekend and we split it amongst house (avg about $20/week)
HAVE FUN

House Duties
To keep the house running as smoothly and clean as possible, everyone is expected to pitch.  A 20 person house is hard to keep clean if everyone doesn't, and it is incredible how people will watch a trash can overflow instead of changing the bag, or how everyone disappears as soon as dinner is over and there are 40 dishes in the sink. 

Food and Beverage
I will load the house with all top shelf booze, snacks, and staples for a one time fee of $100 for 1/2 members and $50 for 1/4. Just let me know what you like and it will always be there, unless of course you only drink Dom Perignon, then you are on your own. If you don't drink anything we can discuss this fee.

As far as food goes. we will divide whatever is spent on food for the weekend amongst everyone (avg about $25/week).  Normally I will do the shopping for the house but others can shop as well. The fridge will always be stocked with good food.  Last summer we never had to go out to dinner.

House Privileges
Any 1/2 share can stay during the week. (House may be rented a few weeks during the summer, if so and you want to come out that week I will find other accommodations for you)
If you plan to stay during a week please give as much notice as possible
You may switch weekends with advance notice if there is room.

1/2 shares get two holidays- including 4th of July. 1/4's get one holiday not including the 4th.  Expect house to be crowded on the 4th of July weekend

Guest Policy
Please give prior notice for guests. If no extra beds in house are available guest must stay in your room on air mattress.
Guest fees will be $100 for 1st weekend $200 if same guest comes out 2nd time due on arrival.
Same guest may only come out twice, after that they must buy a share.
People buying individual weekends are not entitled to guests. 

No guests on the 4th of July weekend; other holidays will be $150, IF there is room.

Refunds
Once the summer starts there are no refund for miss weekend,  Plan your weekends properly, if you can't make a weekend let me know ahead of time and I can try to switch you someone.   Just not showing up for a weekend because it looks overcast does not entitle you to make up a weekend
